GENERAL FUNCTION

The Store Maintenance Senior Manager strategically manages and oversees maintenance activities to support new store openings, remodels, and relocations (NRR) including maintenance repairs, scheduled preventive maintenance and non-real estate project work in a consistent, cost-effective manner in accordance with Luxottica standards of “Best in Class”.  As the main point of contact for the NRR, the Senior Manager provides a seamless source of communication for our Stores, Field Leadership, Brand and NeXtore partners. Responsibility also includes input on budgets, monitoring and reporting monthly Spend, Work Order, and Warranty trends, as well as providing forecasting and accruals. 

 

MAJOR DUTIES AND RESPONSIBILITIES

  • Develops strong working relationships with NeXtore, Brand Partners, stores/field organization and other departments that directly impact the NRR stores as well as the entire store development lifecycle
  • Develops new processes and ways of working to actively manage escalated issues
  • Works closely with Sr. Director of Store Maintenance to implement strategic plans to reduce overall maintenance spend and improve repair/warranty resolution time
  • Tracks feedback from the field to generate improvements in future projects and initiatives
  • Oversees project status against key milestones and evaluates ability to achieve timelines
  • Responsible for prioritization of both routine and escalated maintenance actions requested by the NRR stores, Field Managers and Zone Vice Presidents
  • Manages resources for continual improvement and to ensures a “Best in Class” quality store environment.
  • Utilizes ServiceChannel database and reports daily to monitor and manage the timely execution of Work Orders and Proposals, as well as, oversees the creation of reports and forecasts based upon data analysis
  • Performs periodic site inspections of NRR stores to check overall condition and ensure quality of maintenance service including year one warranty issues
  • Provides after-hours follow-up on emergency and high priority repairs
  • Evaluates vendor performance and provides feedback using Vendor Scorecard
  • Provides input in the development of annual Maintenance Budgets (expense and capital)
  • Tracks and reviews budget performance with Brand Finance partners on monthly basis, provides accurate forecasting and data for accruals
  • Actively participates with network of retail maintenance professionals to benchmark best practices and to keep up-to-date on trends, etc.
  • Build cost justifications and appropriate AFE’s to ensure timely repairs
  • Approve repair quotes/proposals and invoices within $5,000 approval limit
  • Develop strategies with Vendors to ensure minimum 90% “under 15 day” work order completion rate and to ensure a minimum of 90% “Excellent/Satisfactory” Feedback

 

BASIC QUALIFICATIONS

  • Bachelor’s degree in related field of study
  • 7+ years work experience in Store Maintenance with retail store experience
  • 4+ years project management experience
  • Previous experience in managing retail store maintenance team
  • Technical knowledge of facilities repairs and maintenance
  • Detailed, organized, and good communication skills
  • Strong organizational, interpersonal and people management skills
  • Detail oriented with the ability to multi-task large volumes of work
