The Manager of Store Maintenance, Project Management is responsible for strategically managing all proactive replacement programs including but not limited too; HVAC, lighting retrofits, enhanced maintenance, and others as directed in a consistent, cost-effective manner in accordance with Luxottica standards of “Best in Class.” In addition, this role will serve as an additional point of contact for HVAC and related mechanical systems for the Store Maintenance and Energy teams when deemed necessary. 



  • Manage a highly responsive, technically-sound service partner vendor base to ensure continual improvement to maintain a “Best in Class” quality store environment
  • Continually look for opportunities to optimize vendor responsiveness, reduce repair/replacement time and overall costs
  • Develop and execute as the project manager various proactive replacement, enhanced maintenance and lighting replacement programs as assigned
  • Follow-up with vendors to ensure that service level expectations are being met
  • Evaluate vendor performance and provide feedback using Vendor Scorecard
  • Provide feedback to vendors on a regular basis (conduct annual KPI Review)
  • Perform periodic site inspections of stores to check overall condition and ensure quality of maintenance service
  • Provide after-hours follow-up on emergency and high priority repairs
  • Actively manage issues that have been escalated, communicate with Store Maintenance and Brand partners as appropriate
  • Support Energy Management Systems (EMS), HVAC Monitoring, and Energy-efficiency projects
  • Provide input in the development of annual Maintenance Budgets (expense and capital)
  • Track and review budget performance with Sr. Manager, Store Maintenance and Finance teams on regular basis, provide accurate forecasting and data for accruals
  • Build cost justifications and appropriate AFE’s to ensure timely repairs
  • Evaluate, approve quotes/proposals and invoices within $5,000 approval limit
  • Work closely with Director of Store Maintenance to develop and implement strategic HVAC plan to reduce overall maintenance spend and improve repair/replacement resolution time
  • Work closely with Director of Energy Services to develop and implement strategy for energy-efficiency related to HVAC and EMS
  • Actively participate with network of retail maintenance professionals to benchmark best practices and to keep up-to-date on technical developments and trends



  • Bachelor’s degree or equivalent experience
  • 5+ years in Store Maintenance/Facilities
  • Strong technical knowledge of mechanical systems and controls, and general facilities repairs/maintenance
  • Detailed, organized, and strong communication skills



  • Excellent business decision making skills
  • Strong organizational, interpersonal and people management skills
  • Detail oriented with the ability to multi-task large volumes of work
  • Working knowledge of Work Order Management systems and reports
  • PC-based computer skills – MS Excel, Word
