GENERAL FUNCTION 

The Director Real Estate Operations is the strategic operational leader for the Retail Services organization responsible for managing the operations and activities associated with all real estate functions, including construction capital, occupancy costs and repairs & maintenance spend. Other responsibilities include partnering with Business Development to asses investment opportunities and support Real Estate and Finance leadership in the creation of the department annual plan, quarterly forecasts, capital budgeting, post audit analysis and monthly reporting.

 

MAJOR DUTIES & RESPONSIBILITIES

  • Supports the Vice President in creation and implementation of the strategic plan.
  • Oversees the creation, management, and optimization of financial modeling to support strategic retail real estate decisions
  • Lead a team of Real Estate Coordinators, Analysts, and Mangers to ensure all activities are accurately, efficiently and effectively conducted.
  • Lead ideation and development of real estate process improvements, systems, and tools.
  • Develops financial models aligned to brand real estate strategies for evaluating, in partnership with Business Development, store fleet improvement and/or growth opportunities.
  • Leads Retail Services team through quarterly forecast process. Remains aware of changing trends in the business and proactively provides solutions to business issues to maximize short-term and long-term strategic/financial objectives.
  • Improves financial / business acumen of Retail Service teams through dissecting business into easy-to-understand key drivers and actively coaching non-financial leaders. Has the desire to help others develop into business leaders.
  • Participates in or leads strategic / tactical business initiatives (may or may not be financial) that provide broad-based value for the Retail Service teams.
  • Develops and monitors capital expenditure budgeting including working with project owners on developing business cases, estimating costs, cash flow implications and return on investment.

 

BASIC QUALIFICATIONS

  • Bachelor’s Degree in Business
  • 10+ years of experience in Finance, Real Estate, or Operations
  • Real Estate or Retail experience with operations and/or financial experience preferred
  • High-energy business professional with proven track record of successful business management, process improvement and adding value to the business
  • Strong analytical skills and ability to provide deep insights that result in improved results
  • Ability to understand the business at a strategic and detailed level
  • Ability to effectively summarize their detailed business understanding into executive level presentations with insightful perspective 
  • Excellent inter-personal and communication skills to effectively participate on cross-functional brand projects Outstanding business acumen and critical thinking skills; brings logical solutions to business issues (not just financial)
  • Financial and management reporting skills – skilled at communicating to non-finance teammates and developing easy to understand reporting with insightful perspectives
  • 20% travel
